Recently, a friend reached out because she and her husband found a home they'd had their eyes on for a few years! It was their dream home on a lake, and they just had to be patient…That time came finally, and the neighbors called to let them know. The problem was they needed to sell their home first, and those sellers didn't want to wait for them to get their home ready to list and sell first…    When I got the call, I went into action. First, I tapped into my Tribe—friends, agents, and well-connected locals. They needed some creative juices and a roll-o-dex (yup, I'm THAT old!) of people to reach out to. That's sort of my superpower 🦸🏼‍♀️. A quick, low-key post in a neighborhood FB group got the buzz going, and the calls started pouring in.   Next, I scheduled just 4 hours of previews, posted a few behind-the-scenes clips on my stories, and set up a simple landing page for interested buyers. No MLS, no mass marketing—just strategic matchmaking and my network doing what it does best. ✨   The basic gist of the story is that from the first meeting with the seller to closing day, it was 33 days! That's crazy fast 💨 even in a HOT market with mass exposure by listing in the local MLS and syndicating it to over 800 other website… This was just me. There for every showing (all 4 hours), every inspection, contractor meeting, you name it. I was there.    They say finding the perfect spot to call home is a lot like finding love; you just know when it’s right! Let’s be honest: our pets aren’t just pets; they’re part of the family! Finding the right home for them is just as important as finding one for us. Isn't that just purrfect! Whether you’re dreaming of a big yard, a neighborhood with wide sidewalks, or a space that makes life easier for everyone (hello, pet showers!), I’m here to help. Here are some fun stats that show just how much pets influence our housing decisions: 🐾 70% of American households own a pet—up from 56% in 1988! 🐾 43% of U.S. pet owners would move to better accommodate their pets. 🐾 Among unmarried couples, 29% considered their pet when choosing a neighborhood, compared to 19% of married couples. For single women, it’s 20%, compared to 15% of single men. I’m seeing these trends firsthand with buyers. Features like luxury vinyl plank (LVP) flooring, water and feeding stations, dog washing stations, fenced yards, and proximity to parks and trails are at the top of many wish lists.
