Which Price Matters Most?

If you've been watching the real estate headlines lately, you may be wondering what they're actually telling you about the Roswell market.
One headline says prices are climbing.
Another says the market is slowing.
So...which is it?
The truth is, both can be true depending on which statistic you're looking at.

Every month I'll share what's happening in Roswell 30075 and, more importantly, explain what those numbers actually mean for homeowners, buyers, and sellers.

July at a Glance
✔️ Median Sold Price: $805,000
✔️ Average Sold Price: $1,037,246

At first glance...
Those numbers seem straightforward.
Until you compare them to last month.
June vs. July
In June...
• Median Sold Price: $825,000
• Average Sold Price: $944,942
Fast forward one month...
The median price decreased by $20,000.
But the average price increased by more than $92,000.
Wait...
How can prices go down and up at the same time?
Average vs. Median
This is one of the biggest misconceptions I see every month.
Average price is exactly what it sounds like.
Add every sale together and divide by the number of homes sold.
The challenge?
One or two luxury home sales can dramatically increase the average.
Median price works differently.
Imagine lining up every home sale from lowest to highest.
The home sitting right in the middle is the median.
Because of that, the median is much less affected by one unusually high—or unusually low—sale.
That's why real estate professionals watch both numbers.
Each tells a different part of the story.
So What Happened in July?
July saw several higher-priced homes close, which pushed the average sales price significantly higher.
At the same time, the middle of the market softened just enough for the median price to slip from $825,000 to $805,000.
Does that mean home values suddenly dropped?
No.
It simply means the mix of homes that sold was different than the month before.
This is exactly why comparing only one statistic from month to month can paint an incomplete picture.
What This Means If You're Selling
If you're wondering,
"What is my house worth?"
Neither the average nor the median can answer that question by themselves.
Your home's value depends on things like:
• Your neighborhood
• Your lot
• Updates and condition
• Floor plan
• Buyer demand in your price range
Statistics provide context.
Comparable sales, current competition, and buyer demand determine value.
That's why an online estimate or a headline can never replace a personalized pricing strategy.
What This Means If You're Buying
For buyers, this market continues to reward preparation.
Homes are still averaging about 31 days to go under contract, giving many buyers more breathing room than they had a few years ago.
That gives many buyers more time to perform inspections, negotiate repairs, and make thoughtful decisions instead of rushing.
That doesn't mean every home sits for a month.
The best homes—those that are priced well and beautifully presented—can still attract strong interest quickly.
The key is understanding which opportunities deserve urgency and which ones give you room to negotiate.
My Take
If I could leave you with one takeaway this month, it's this:
Don't let one statistic convince you that you know what's happening in the market.
Average and median prices can move in completely different directions.
Inventory can stay relatively flat while buyer activity shifts.
Every month tells a different story.
That's why I look beyond the headlines and study what's happening right here in Roswell 30075.
Understanding the numbers is important.
Understanding what they mean is where the real value comes in.
